Zarafa offer routine maintenance on all types of equipment to ensure that your equipment is working safely and efficiently. A preventative maintenance regime aims to protect your machinery from unnecessary wear, damage or malfunction. As well as sustaining the condition of the equipment during the course of its life, it also ensures machine uptime, so reducing delays to carrying out repairs or window cleaning.
Zarafa Service Engineers carry out scheduled maintenance site visits. For each visit, Zarafa provide a report and if required, a quotation for any further works needed to ensure the equipment is working efficiently and safely. For budgetary purposes, quotations to rectify any defects are forwarded to clients for appraisal prior to further work being carried out.

Building maintenance units (BMU) are permanently installed cradle systems and are an advanced version of a standard window cleaning cradles that provide access to all parts of the building where cleaning and repair works are required. These units can also be provided with a glass replacement unit (GRU) system for changing damaged glass and/or façade panels. The suspension ropes of these systems are stored in the back of the trolley allowing more room and weight in the cradle. Our highly qualified engineering team carry out all aspects of PPM, testing and repairs to these sophisticated systems along with demonstrations for operatives wishing to use them.
Tracked BMU (Building maintenance units) systems are permanently installed systems that are able to travel along a fixed rail track system enabling the BMU to reach all required areas. The suspension ropes of these systems are stored in the back of the trolley allowing more room and weight in the cradle. Our highly qualified engineering team carry out all aspects of PPM, testing, track inspection and repairs to these sophisticated systems along with demonstrations for operatives wishing to use them.
Trolley system building maintenance units (BMU) have a permanently installed trolley unit travelling along permanently fixed track systems. Unlike the BMU and tracked BMU these systems come with a de-riggable cradle set where the suspension ropes and hoist units are stored in the cradle and in the event of building power failure the operatives can manually lower themselves to the ground to exit the cradle. With the cradle being de-riggable it allows it to be shared between trolley systems. These cradle sets can come in many different shapes and sizes as well as manual or powered operation. These systems are a more compact version of the other type of BMU, allowing them to be used in a more confined roof area. The cradle set itself can be removed from the trolley/ roof area and stored in a designated area. Our highly qualified engineering team carry out all aspects of PPM, testing, track inspection and repairs to these sophisticated systems along with demonstrations for operatives wishing to use them.
The perm rail system is a single rail system that can be adapted to suit the requirements of the building and can be hidden away from view. These systems can be used internally or externally and come with a cradle set that can be de-rigged and stored away from the working/ public area. The cradle set can come in many different shapes and sizes as well as manual or powered operation. The de-riggable cradle set has the suspension ropes and hoist units stored in the cradle and in the event of building power failure the operatives can manually lower themselves to the ground to exit the cradle. Our highly qualified engineering team carry out all aspects of PPM, testing, track inspection and repairs to these sophisticated systems along with demonstrations for operatives wishing to use them.
The powered cradle is a system that can be rigged and used on different types of system from trolley units, perm rails and davit arms. The self-powered cradle set has the suspension ropes and hoist units stored in the cradle and in the event of building power failure the operatives can manually lower themselves to the ground to exit the cradle The cradle set its self can be removed from the trolley, roof area, perm rail or davit arm and stored in a designated area. Our highly qualified engineering team carry out all aspects of PPM, testing, track inspection and repairs to these sophisticated systems along with demonstrations for operatives wishing to use them.
Davit systems supply an alternative to the trolley BMU and the tracked BMU and are ideal for roof areas that are restricted/ limited to space, where a building maintenance unit would not be suitable. With the added benefit of being able to be re-positioned into different fixed pods the davit can enable the cradle and or abseil operative to reach all aspects of the façade of the building. Our highly qualified engineering team can carry out the installation, all aspects of PPM, testing, and repairs to these type of systems.
Gantry systems are a permanently installed unit and are designed to allow access to areas that the trolley BMU and the tracked BMU would not be suitable for. These systems are designed to travel along, over and under roof areas that require cleaning and/or repairing and can be powered or manual. These types of systems can also be designed for the use of cradle sets to be attached to them. To provide extra safety to the operatives safety lines are sometimes fitted onto the gantry system allowing the operative to freely walk the length of the system. Our highly qualified engineering team carry out all aspects of PPM, testing, and repairs to these type of systems.
Travelling ladder systems are a permanently installed unit designed to travel along the face of the facade allowing access to different levels of the building. To provide extra safety to the operatives safety lines are sometimes fitted onto the ladder system allowing the operative to freely walk the length of the system. Our highly qualified engineering team carry out all aspects of PPM, testing, and repairs to these type of systems.
